Selling a repair shop, body shop, dealership, gas station or car wash? Discuss value, likely buyers and your sale strategy with Gary Paul.
Separate land and buildings from business goodwill, inventory and equipment. Assess relevant sales, income where applicable, condition and existing permitted use before setting the asking price.
An operator may value service bays and established automotive use. An investor assesses the tenancy. A developer tests the land, planning and environmental constraints. The strongest audience depends on the property.
For an agreed listing assignment, discuss property particulars, appropriate listing channels, direct purchaser outreach and cooperation with other registrants. Agree on financial qualification, document release and showings before launch.
Send the address, current use, occupancy and timing. Gary will discuss the evidence needed, likely purchasers and preparation priorities. Detailed research and representation terms are agreed before proceeding.
Assemble available zoning, occupancy and approval records. Mechanical repair, bodywork, painting, vehicle sales and outdoor storage can involve different permissions. Confirm the specific use rather than relying on an automotive label.
Locate existing environmental assessments, tank and spill records, remediation documents and information about historical uses. Discuss further investigation with qualified environmental professionals; do not assume every site needs the same work.
Identify included lifts, booths, compressors, wash or fuel equipment, their ownership, condition and any leases or financing. Reusable infrastructure can matter to an operator; its original cost is not automatically added to the property value.
Review leases, repair and environmental obligations, possession needs and income. If you want to stay after selling, assess the proposed rent and lease terms alongside the sale price.
Address material buyer objections before speculative renovations. Support any alternative-use or redevelopment claims with property-specific planning evidence; account for cost, time and uncertainty.
Gary brings commercial brokerage and a construction-informed perspective to building condition, infrastructure and conversion questions. Construction experience through Sangar Construction is separate from OntarioCRE brokerage services.
Agree on public or confidential exposure, purchaser qualification and the handling of business information before approaching buyers. A confidential process can protect operations but may reduce competition.

Pricing depends on location, land, permitted use, condition, income, infrastructure and relevant market evidence. Business value and real estate value require separate analysis, even when sold together.
Begin with a private discussion. If you proceed, agree on disclosure, targeted outreach and showings. Absolute secrecy cannot be guaranteed throughout a transaction.
Prioritize material maintenance and information gaps. Major work should be tested against likely purchaser needs and whether its cost is likely to be recovered.
No. Start with the address, current use, occupancy and timing. Existing reports help determine which information or investigations should follow.
