Medical and dental real estate is not one uniform property category.

A medical condominium, dental office, freestanding clinic, multi-tenant medical building and owner-occupied healthcare property can serve different buyers and produce materially different pricing results.

The Ontario Medical & Dental Property Market Report 2026 examines closed sales, current inventory and expired or terminated listings across Ontario. It separates condominium and unit transactions from freestanding and whole-building properties to provide a more useful view of the market.

The report is intended for physicians, dentists, healthcare operators, property owners, investors and professional advisers evaluating a sale, acquisition, relocation or repositioning decision.

What the 2026 Research Shows

The reviewed records reveal a selective market with two distinct pricing stories.

99 Closed Sale Events

OntarioCRE identified 99 medical and dental property sale events from January 2021 through August 2026.

Annual activity ranged from 13 to 22 transactions during the five complete years reviewed. Five 2026 transactions were identified through the August 30 review date.

The limited transaction volume means individual sales can significantly influence annual statistics. Property-specific and local comparable evidence remains essential.

Medical Condominiums and Whole Buildings Require Different Comparisons

The reviewed closed sales separate into two primary property groups.

Medical condominium and unit sales recorded a median sold price of approximately $515,000 and a median reported area of 1,104 square feet.

Freestanding and whole-building sales recorded a median sold price of approximately $1.36 million and a median reported area of 3,360 square feet.

These categories should not be blended into a single province-wide valuation benchmark. They serve different buyers and carry different land, building, tenancy, condition and improvement considerations.

Current Inventory Reflects Seller Positioning

The current dataset contained 57 listing records connected to 53 exact addresses.

The reviewed inventory included 29 medical condominium or unit offerings and 28 freestanding or whole-building offerings.

Median asking prices were approximately $749,000 for condominium and unit properties and $1.95 million for freestanding and whole-building properties.

Asking prices show how properties are positioned. They do not establish market value or predict the price a buyer will ultimately pay.

Repeated Listings Inflate Raw Market Counts

The research reviewed 491 expired and terminated listing records associated with approximately 303 exact property or unit addresses.

At least 82 addresses appeared more than once.

Repeated records may reflect renewed marketing, revised pricing, alternative unit packages or multiple attempts to sell the same property. Raw listing counts should not be treated as unique property counts.

Transaction Activity Concentrates in Major Healthcare Markets

Toronto recorded the largest number of reviewed transactions, followed by Mississauga and Oakville.

Purpose-built medical locations in larger urban markets can support a distinct condominium and owner-user market. Freestanding transactions occur across both major centres and smaller Ontario municipalities, where land, parking, building condition and alternative-use potential may carry greater weight.

Municipal transaction counts do not measure the complete stock of healthcare properties or prove demand on their own.

Why Medical and Dental Properties Require Specialized Analysis

Medical and dental properties are affected by more than size, location and asking price.

Their value and marketability can depend on:

  • Permitted medical or dental use
  • Parking supply and municipal requirements
  • Patient accessibility
  • Existing clinic or dental-office improvements
  • Plumbing, electrical capacity and HVAC
  • Treatment-room or operatory layouts
  • Radiation, laboratory or sterilization infrastructure
  • Building and condominium restrictions
  • Lease income and tenant quality
  • Equipment and improvement ownership
  • Alternative-use potential
  • Future renovation or restoration costs

A finished clinic may be valuable to another healthcare operator but expensive to convert for a general commercial user.

A property should therefore be assessed around its strongest credible buyer group rather than treated as an ordinary office or retail asset.

How Owners Should Use This Report

The report provides market orientation—not an automatic valuation for an individual property.

Before establishing a price or sale strategy, owners should:

Confirm the Property’s Legal Use

Verify zoning, permitted healthcare uses, parking requirements, accessibility obligations and any site-specific restrictions.

Define the Asset Correctly

Determine whether the property is a condominium unit, owner-user building, tenanted investment, medical plaza, redevelopment opportunity or another asset type.

Document the Existing Clinical Improvements

Identify reusable plumbing, electrical service, HVAC, accessibility improvements, clinical cabinetry, treatment rooms, operatories and specialized infrastructure.

Separate the Real Estate from the Business

Clarify what belongs to the real estate transaction and what relates to the operating practice, equipment, goodwill, leases or other business assets.

Select Relevant Comparables

Compare properties with similar tenure, location, scale, condition, permitted use, tenancy and physical improvements.

Build the Buyer Strategy

Owner-users, healthcare investors and alternative commercial users evaluate the same property differently. The marketing strategy should reflect the most credible buyer groups.

For Medical and Dental Property Buyers

Buyers should not rely on the advertised use, asking price or existing build-out alone.

Before purchasing a medical or dental property, review:

  • Zoning and permitted use
  • Parking and accessibility
  • Building and condominium restrictions
  • Property condition
  • Plumbing and electrical capacity
  • HVAC responsibilities and remaining service life
  • Existing clinical improvements
  • Equipment and fixture ownership
  • Tenant leases and renewal rights
  • Capital-repair exposure
  • Environmental and building-condition risks
  • Future resale and re-leasing potential

A lower-priced property can become the more expensive option when major infrastructure or accessibility work is required.

For Medical and Dental Property Owners

A specialized healthcare property should be positioned around verified information and a clear buyer case.

OntarioCRE helps medical and dental property owners evaluate:

  • The property’s comparable segment
  • Current market positioning
  • Likely owner-user and investor audiences
  • Existing healthcare improvements
  • Zoning and permitted-use constraints
  • Potential re-leasing or conversion risk
  • Confidential sale or leasing strategies
  • Buyer targeting and property presentation

Research Scope and Limitations

OntarioCRE reviewed professional Ontario commercial property records through September 19, 2026.

The research included current listings, closed sales and expired or terminated records. Exact-address normalization was used to identify repeated records and conservative matches across different listing stages.

Condominium and unit properties were separated from freestanding and whole-building properties before calculating pricing statistics.

The records reflect the coverage and data quality available through professional commercial property systems. They are not a complete land-registry record of every Ontario medical or dental property transaction.

Reported areas, zoning, uses and transaction fields may be incomplete or inconsistent and require property-specific verification.

Frequently Asked Questions About Ontario Medical and Dental Property

How many medical and dental property sales were reviewed?

OntarioCRE identified 99 closed sale events across Ontario from January 2021 through August 2026. The transactions included medical condominium units, freestanding clinics, owner-user properties and whole-building assets.

What is the average price of a medical or dental property in Ontario?

A single province-wide average is not reliable because condominium units and whole buildings serve different buyers and vary significantly in size, location, condition, tenancy and improvements.

The reviewed medical condominium and unit sales recorded a median price of approximately $515,000, while freestanding and whole-building sales recorded a median of approximately $1.36 million.

Are medical condominiums more expensive per square foot?

The reviewed medical condominium and unit transactions produced a higher median sold price per square foot than the freestanding and whole-building group.

Smaller finished units in established medical locations may command stronger per-square-foot pricing, but property-specific factors still determine value.

Does an existing medical or dental build-out increase property value?

It can. A functional and reusable clinical build-out may reduce construction time and cost for another healthcare operator.

An outdated, highly customized or poorly documented build-out may instead create demolition, restoration or conversion costs.

Why do medical and dental listings expire or terminate?

Listings may expire or terminate because of pricing resistance, weak positioning, limited buyer reach, property-condition concerns, financing issues or specialized-use constraints.

Some properties are later relisted, revised or sold through a subsequent marketing effort.
