Considering a Commercial Property Sale?

Gary works with owners of land, healthcare premises, mixed-use buildings, industrial property and retail plazas, with a focus on Oakville, Burlington, Milton, Halton Hills and Mississauga.

Start with three questions: what price does the evidence support, who could buy the property, and what needs resolving before it goes to market?

Property facts to review

What Shapes Your Sale Options?

01 / PROPERTY FACTS

Location, Use and Condition

Property type, size, zoning, access, servicing and physical constraints where relevant.

02 / OCCUPANCY

Income and Tenancy

Current use, leases, occupancy and operating considerations that influence the purchaser audience.

03 / YOUR OBJECTIVE

Timing and Sale Approach

Potential purchaser groups, realistic positioning and your confidentiality requirements.

Surveys, leases, income information, plans and reports may help. Gary can identify what matters after learning about the property.

From preparation to negotiation

How Gary Would Take Your Property to Market.

The scope and marketing plan are agreed with you before a listing assignment begins.

1. Prepare the offering

Organize the property records and identify missing information, material constraints and preparation priorities before buyers begin their review.

2. Set pricing and the buyer audience

Review relevant sales and competing offerings where available. Match the asking-price strategy to the property’s income, condition, possession and likely purchasers.

3. Reach and qualify purchasers

Agree on public or confidential exposure, listing channels and direct outreach to suitable buyers and other registrants. Review intended use, financial capacity and timing before arranging sensitive disclosures and showings.

4. Negotiate and manage milestones

Compare price, conditions, deposits and closing terms. Negotiate on your behalf and coordinate access, document requests and due-diligence deadlines with the parties and your legal counsel.

What You Can Expect From the Review

Speak directly with Gary about your property and timing. The first conversation identifies the evidence needed to assess pricing, likely purchaser groups and preparation priorities.

The next step may be further investigation, a property visit or a proposed sale strategy. This is a preliminary brokerage discussion, not an appraisal, and does not commit you to listing.
