Property.

What Could Your Self-Storage Property Sell For?

Income buyers can verify

Review net operating income, rental rates, concessions, arrears, unit mix and operating expenses. Separate occupied space from collected revenue: physical and economic occupancy tell different stories.

The right purchaser audience

Storage operators may assess scale and operating performance. Investors test income and management requirements. Developers or conversion buyers assess permissions, servicing, cost and lease-up risk.

A plan to reach qualified buyers

For an agreed listing assignment, discuss property particulars, appropriate listing channels, direct outreach and cooperation with other registrants. Agree on financial qualification and controlled release of operating information.

A useful first discussion

Share the location, approximate size, facility status and your timing. Gary will discuss likely buyers, missing evidence and preparation priorities before you decide whether to proceed.

Prepare for Buyer Due Diligence.

Rent roll, occupancy and expenses

Assemble unit counts, sizes, rates, concessions, occupancy, collections and recent income and expenses. Identify owner-operated costs and adjustments so buyers can understand the underlying performance.

Property, systems and capital work

Review roof, paving, drainage, gates, access controls, security, fire protection and climate-control systems where applicable. Identify deferred maintenance and equipment ownership.

Expansion land and conversion potential

Review zoning, site plans, access, servicing and existing approvals. Present approved capacity separately from unverified potential. Buyers will assess development costs and the time needed to reach stable occupancy.

Confidential or public marketing

Compare controlled outreach with broader exposure. Agree on purchaser screening, financial document release, staff communications and site visits before marketing begins.

Work Directly With Gary Paul.

Self-Storage Seller Questions.

Should I increase rents or complete repairs first?

Not automatically. Assess the likely effect on collections, occupancy, purchaser confidence and timing before making changes solely for a sale.

Does expansion potential increase value?

It can, where permissions, servicing and execution are credible. Buyers generally discount unapproved potential for cost, approval time and lease-up uncertainty.

Should the operation and property be sold together?

That depends on ownership, operating arrangements and the likely buyer. Identify the assets, contracts and income included before selecting a transaction structure.

Can I discuss a sale before making a decision?

Yes. Start with a private conversation about the property, objectives and information needed. Marketing and representation require a separate agreement.
