Confidential Commercial Land Sale Review

Understand your site’s position, likely buyer audience and sale options before taking it to market.

A first conversation does not commit you to listing.

Considering selling commercial land?

Start With What a Buyer Can Realistically Do With the Site.

Zoning, permitted use, servicing, access, environmental conditions and planning requirements can affect the buyer pool, timing and price. Gary can review the available information and discuss realistic positioning before you choose a sale approach.

A preliminary brokerage review is not an appraisal or confirmation of development approval.

    What Gary Will Review.

    • Location, acreage and access
    • Current zoning and permitted uses
    • Water, wastewater, utilities and servicing
    • Planning, environmental and conservation constraints
    • Ownership objectives and sale timing

    Common questions

    Commercial Land Sale Questions.

Can I discuss a sale before making it public?

Yes. We can begin with a confidential property review and discuss whether a targeted or public process suits your objectives.

    What information should I provide?

Start with the location, approximate acreage, current zoning, servicing status and desired timing. A survey, planning material or environmental report is helpful if available.

Does zoning determine the buyer pool?

Zoning and permitted uses are important, but access, servicing, site conditions and planning constraints also influence what buyers can pursue.

Should I complete studies before selling?

That depends on the site and likely buyer. We can review what exists and identify which information may help position the property before you commission additional work.

Does a review commit me to listing?

No. The initial conversation is to understand your property and options. Any representation or marketing decision is separate.
