West GTA Commercial & Development Land Report

What could shape your land sale? Start with planning, servicing, access and the buyers who could realistically use the site.

Oakville · Burlington · Milton · Mississauga · Halton Hills
No public listing or commitment required.

For landowners considering their options

Understand the Site Before Choosing a Sale Strategy.

A serviced infill parcel and a long-term land holding are different products. Zoning, permitted use, access, usable acreage and the work still required can change the buyer audience, pricing and time to close.

Gary Paul can review the information you already have, identify positioning gaps and discuss whether targeted off-market outreach or broader exposure could suit your objectives.

A preliminary brokerage review is not an appraisal or confirmation of development approval.

REPORT / COVERAGE

West GTA Focus

Oakville, Burlington, Milton, Mississauga and Halton Hills. Evidence reviewed through October 6, 2026.

REPORT / COMPARISONS

Compare the Right Land Category

Urban infill, employment land, designated future growth and raw or longer-term holdings require different comparisons.

REPORT / OWNER STRATEGY

Reduce Uncertainty Before Marketing

Planning documents, servicing information, known constraints and a defined buyer audience help explain what is being offered.

The report uses selected sales, not a complete market census. Per-acre figures are approximate and do not adjust for every site constraint. They are context, not a valuation of your property.

Selected seller assignments

Land Sale Experience With Planning Context.

Mississauga · Approximately 1.2 Acres

Gary represented the seller, coordinated planning work, PAC and rezoning submissions and supporting studies, and addressed access constraints with the City. He approached GTA builders directly and completed an off-market sale.

Hespeler Road, Cambridge · Approximately 0.7 Acres

Gary assisted the owner with a PAC and concept drawing to illustrate redevelopment potential, targeted a suitable builder/developer and completed an off-market sale with a short due-diligence and closing period.

These are examples of Gary’s work, not comparable sales for every site or a promise of a similar outcome.

    Scope, sources and limitations

    How to Read This Research.

Evidence reviewed through October 6, 2026. This Fall 2026 report considers selected commercial-land transactions recorded from January 2024 through the review date in Oakville, Burlington, Milton, Mississauga and Halton Hills. The illustrated transaction table emphasizes urban and employment land; rural and longer-term holdings require separate comparisons.

Method. Approximate per-acre figures use marketed acreage and recorded sale prices. They are rounded and do not adjust for net developable area, vendor financing, contamination, density or off-title obligations. The selected examples are not a complete market census or a valuation of another site.

Sources and their limits. The report lists transaction evidence separately from public planning references. The Ontario ROPA 49 decision notice provides historical planning context; it does not verify sale prices or establish current approval for an individual parcel. Confirm current municipal policy, servicing and site constraints before relying on the research. See page 11 of the published report for methodology and references.

    Common questions

    West GTA Landowner Questions.

Can I discuss selling without making the property public?

Yes. Begin with a confidential conversation about your objectives. Agree on what information may be shared and whether targeted outreach or broader exposure suits the property before marketing begins.

Will the report tell me what my land is worth?

No. The report provides selected transaction evidence and a review framework. Property-specific pricing needs relevant comparisons and an understanding of planning, servicing, access, site conditions and timing. The initial review is not an appraisal.

Should I obtain rezoning or studies before selling?

Not automatically. Start by reviewing what exists, the likely buyer audience and the cost and timing of further work. Gary can help identify questions to take to the appropriate planning, engineering or environmental professionals.

What if I do not know the zoning or servicing status?

You can still begin. Enter “unknown” in the form and provide the location and approximate acreage. Available municipal correspondence, surveys and previous studies can help determine what needs confirmation.

Does requesting a review commit me to listing?

No. The first conversation is to understand the property, your objectives and possible next steps. Any representation agreement or decision to market the land is separate.
