For retail plaza and neighbourhood commercial property owners

Sell Your Retail Plaza.

Considering selling a small plaza or multi-tenant retail building? Discuss value, likely buyers and a sale strategy built around your property.

What Could Your Plaza Sell For?

Income buyers can verify

Start with contractual rent, collections, recoverable expenses, vacancy and landlord obligations. Separate current net operating income from a proposed lease-up or market-rent scenario. Compare relevant transactions where reliable evidence is available.

Leases that support the price

Review expiries, options, rent escalations, exclusivity and use restrictions, repair obligations and tenant-improvement commitments. Concentrated lease expiries or a major tenant departure can change the purchaser audience and timing.

Condition and future expenditure

Identify roof, HVAC, paving, drainage and other material work. Decide which repairs or records could remove buyer uncertainty before spending on cosmetic improvements.

The right purchasers

Private investors may focus on dependable income; owner-users may need possession; repositioning buyers will test leasing demand, costs and permissions. Do not market unapproved redevelopment as a completed entitlement.

Sell Now, Lease the Vacancy or Prepare First?

A vacant unit, approaching renewal, retirement decision or unsolicited offer can prompt a sale review. The right response depends on carrying costs, lease-up time, tenant incentives, repair obligations and the likely buyer. Do not assume a new lease or renovation will increase your net sale proceeds.

How Your Property Would Be Taken to Market.

1. Review and position

Discuss the property, objectives, available income records and pricing evidence. Identify missing information and whether a property visit or further investigation is needed.

2. Agree on the assignment

Set representation terms, preparation priorities, exposure, confidentiality and the proposed purchaser audience before marketing begins.

3. Reach and qualify buyers

For an agreed listing assignment, the plan may include a property package, suitable listing channels, direct purchaser outreach and cooperation with other registrants. Agree on qualification, document release and tenant access.

4. Negotiate and manage conditions

Evaluate price alongside financing, due diligence, deposits, closing and possession. Coordinate brokerage milestones with your lawyer and relevant technical professionals.

Why Discuss the Property With Gary?

Commercial brokerage and a construction-informed perspective help frame questions about tenant use, re-leasing, capital work and potential conversion. Detailed construction, planning and professional opinions require separate qualified advice.

Review Gary’s existing seller-representation examples for planning coordination and targeted purchaser outreach. Those examples concern land; they are not completed retail-plaza sales.

    Retail Plaza Seller Questions.

How is a retail plaza valued?

Income, lease quality, location, vacancy, condition, financing and relevant market evidence influence positioning. A cap rate is only useful when the underlying income and risks are understood.

Should I fill a vacant unit before selling?

Compare realistic rent, concessions, fit-out, leasing cost and timing against a sale with vacancy. A weak or restrictive lease may reduce flexibility rather than improve value.

Can I sell without immediately telling tenants?

Begin with a private discussion. Agree on disclosure, outreach and access before marketing; tenancy obligations and eventual due-diligence requirements still apply.

Do you sell individual retail condominium units?

A retail condo can also be reviewed. Its permitted uses, condominium obligations, parking rights, condition and possession may lead to a different purchaser audience than an entire plaza.

Can healthcare tenants increase the value?

A healthcare use is not automatically a rent or value premium. Test the permitted use, parking, accessibility, infrastructure, exclusivity and actual tenant demand before relying on a conversion.
